These Terms & Conditions ("Terms") govern your access to and use of the website, offer request tools, seller dashboard, and related services (collectively, the "Services") provided by FlipSplit LLC ("FlipSplit," "we," "us," or "our"). By accessing or using the Services, you agree to be bound by these Terms. If you do not agree, please do not use the Services.
You must be at least 18 years old and legally able to enter into a binding contract to use the Services. By using the Services, you represent that you meet these requirements and that any information you provide is accurate and complete.
FlipSplit buys residential property directly from homeowners in Southern California, including Los Angeles County, Orange County, San Diego County, Riverside County, and San Bernardino County. Our model combines an as-is cash offer with a share of the upside if the home later resells for more.
FlipSplit is a real estate buyer. We are not acting as your real estate broker, agent, attorney, accountant, appraiser, or financial advisor, and nothing on this site constitutes legal, tax, or financial advice. You are encouraged to consult your own professionals before selling your home.
Any preliminary offer, estimate, valuation, or range presented through the Services is provided for informational purposes only. It is not a formal offer to purchase and does not create a contract.
Valuations shown through the Services may be generated in whole or in part by automated valuation models and third-party data providers. These estimates are not appraisals, broker price opinions, or guarantees of value, and they may be inaccurate or out of date. You should not rely on them as the sole basis for any decision.
Some features require you to create an account. You are responsible for maintaining the confidentiality of your credentials and for all activity that occurs under your account. Notify us promptly at info@flipsplit.com if you suspect unauthorized access. We may suspend or terminate accounts that violate these Terms or that we reasonably believe are being used fraudulently.
You agree that the property, ownership, and contact information you submit is accurate to the best of your knowledge, and that you are the owner of the property or are authorized to act on the owner's behalf. Submitting false or misleading information may result in withdrawal of any offer and termination of your access to the Services.
By submitting property details, photos, or other materials, you grant FlipSplit a non-exclusive, royalty-free license to use those materials for the purpose of evaluating, marketing, and completing a potential transaction.
By providing your phone number or email address, you consent to receive communications from FlipSplit related to your offer request, including calls and emails. Messages may be sent using automated technology.
Text messages are separate and optional. We send them only to numbers that have opted in, and an opted-in number may receive customer care messages, product or service delivery notifications, and marketing or promotional messages. Consent to receive text messages is not a condition of any purchase, and you may give us your number without opting in.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. Mobile numbers are shared only with the messaging providers that deliver our texts on our behalf, and only for that purpose.

The Services, including all text, graphics, logos, the FlipSplit name and wordmark, software, and design elements, are owned by FlipSplit LLC or its licensors and are protected by intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from our content without our prior written permission.
The Services may link to or incorporate third-party tools and websites, including mapping, valuation, analytics, and communications providers. We do not control and are not responsible for the content, accuracy, or practices of third parties. Your use of a third-party service is governed by that party's own terms.
The Services are provided "as is" and "as available," without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Services will be uninterrupted, error-free, or that any information presented will be accurate or complete.
To the fullest extent permitted by law, FlipSplit LLC and its members, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost opportunity, arising out of or relating to your use of the Services. Our total aggregate liability arising out of or relating to the Services will not exceed one hundred dollars ($100), except where a signed purchase agreement between you and FlipSplit provides otherwise.
You agree to indemnify and hold harmless FlipSplit LLC from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Services, your violation of these Terms, or your violation of any law or the rights of a third party.
These Terms are governed by the laws of the State of California, without regard to its conflict-of-law rules. Any dispute arising out of or relating to these Terms or the Services will be brought exclusively in the state or federal courts located in Orange County, California, and you consent to the jurisdiction of those courts. Nothing in this section limits either party's right to seek relief in small claims court.
We may update these Terms from time to time. Material changes will be reflected by updating the date at the top of this page. Your continued use of the Services after changes take effect constitutes acceptance of the revised Terms.
If any provision of these Terms is found to be unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will remain in full force and effect.
