Historically, the month of May has been the best time of year to sell a house, signaling the transition between spring and summer. However, in recent years, that has moved up a couple of months to March and April.

This lines up with the local market trend, as spring is usually when many homes get put on the real estate market. Spring is usually considered optimal as it follows a time when people have been cooped up in their homes during the cold winter months. Spring and summer also tend to be the easiest seasons to actually show your house. The bright, warm weather makes it easy to market with curb appeal, and more people are willing to actually go to house showings or an open house event when the weather is nice.

You generally want to find the right buyer before September. This is when families with kids settle down for the school year. By October, profits tend to be at their lowest, which may impact the market value of your home.

For example, many people usually go to the south for the winter, which is why November and December are ideal for selling a home in Florida. Beach houses in the area tend to reach their peak season right before the summer months, when people are about to enjoy their summer vacation, or immediately after the summer months as people return home from vacation. Similarly, ski towns and winter cabins tend to see their peak during the winter season as an influx of visitors are eager to enjoy the snow and slopes.

For example, spring is an ideal time to sell, but that also means everyone is putting their house up for sale, resulting in a higher degree of competition. Furthermore, selling in the fall might not be great for families with school-aged kids, but it can be a good time for any other interested buyer who is also house hunting.
